Who Are We?

One2One is owned and managed by Carrie McDonagh, who has over 17 year's experience working in the planning profession. Prior to setting up her own consultancy Carrie worked for Pragma Planning and DPP as an Associate Director and also within the public sector in DOE Planning for 9 years and within the local council system.

Carrie will personally manage your project whatever the scale. It is this one to one service that allows for a full appreciation of a client's needs ensuring we can provide the best advice and a positive outcome for our client.

Carrie has chartered membership of the Royal Town Planning Institute (RTPI) and the Irish Planning Institute (IPI) and is a committee member of the Environmental Planning Law Association of NI (EPLANI).

Example - acting for a major supermarket operator throughout NI on their new store aspirations, for a NI sports retailer on the maximisation of their existing portfolio and town centre shopping redevelopment proposals.

Example - Management of planning applications and EIA team for the DSD supported Royal Exchange scheme

Enforcement

Example - defending appellant’s against action seeking demolition of rural house and contravention notice/certificate of lawful use development for commercial building and unauthorised car sales.

Example - various housing application and appeal proposals for developers including sheltered accommodation and nursing home proposals and objections to third party planning applications.

Example - Assessment of sites for development potential including those with potential via the area plan process;

Example - Advising on strategic portfolio management including the promotion/disposal of distressed assets, alternative use value, implementation of legal starts and reconfiguration to aid attraction in market;

Expertise in project co-ordination including production and editing of all supporting material necessary to secure planning permission including environmental impact assessment schemes.

Extensive experience in planning appeals, public inquiries and as witness in judicial proceedings.

Strong negotiation skills for planning and legal agreements.

Post consent discharge of conditions, management of in perpetuity conditions and Article 28 applications to maximise asset and estate value.
